Všichni vlastníci v lokalitách, kde pozemkové úpravy probíhají, jsou informováni o celém procesu na společném zasedání zvaném “úvodní jednání”. V průběhu jednotlivých etap jsou pak všichni několikrát písemně kontaktováni včetně výzvy k osobnímu jednání. Tou nejzásadnější částí je pak projednání návrhu nového uspořádání pozemků. Pokud se do komunikace se zpracovatelem pozemkových úprav vlastník zapojí, zpravidla jsou jeho případné připomínky akceptovány. Opačná pasivní hra se však nemusí vyplatit. Pachtovní smlouva v aplikaci CleverAssets

Nepořádek v pachtovních smlouvách pro vlastníka půdy znamená ušlý pacht, pro zemědělce riziko, že vlastník půdu propachtuje někomu jinému. Hlídat ale aktuálnost smluv a neustálé změny vlastníků v katastru nemovitostí je mnohdy nad lidské síly, nemyslíte?

Efektivní správa majetku podle nás znamená pořádek v dokumentech a co nejméně času stráveného administrativou. Proto je založení pachtovní smlouvy v aplikaci Clever Assets otázkou 3 minut. Vše již máte přichystáno, stačí doplnit propachtovatele či pachtýře, parcely a zvolit šablonu pachtovní smlouvy.

Jak založit pachtovní smlouvu v CleverAssets?

Nejdříve je potřeba vyplnit základní informace, jako jsou smluvní strany (pachtýř a propachtovatel), zda se jedná o smlouvu na dobu určitou nebo neurčitou, podmínky výpovědi, předkupní právo a podpropachtování. Je možné zvolit šablonu s již přednastavenými kritérii. Je zde prostor i na poznámky z jednání mezi propachtovatelem a pachtýřem.

Dalším krokem je přidání parcel výběrem ze seznamu všech parcel propachtovatele. Automaticky se tak zobrazí přehledný seznam všech parcel, které budou součástí smlouvy, který je navíc doplněn mapovým oknem, kde jsou všechny vybrané parcely zobrazeny nad ortofotem a dotčenými půdními bloky.

Nakonec je potřeba zvolit způsob výpočtu pachtovného, jeho výši a výplatní termín, je zde i možnost počítat pachtovné s náhradou daně či bez ní.

Je možné zvolit šablonu s již přednastavenými kritérii. Je zde prostor i na poznámky z jednání mezi propachtovatelem a pachtýřem.

Dalším krokem je přidání parcel výběrem ze seznamu všech parcel propachtovatele. Automaticky se tak zobrazí přehledný seznam všech parcel, které budou součástí smlouvy, který je navíc doplněn mapovým oknem, kde jsou všechny vybrané parcely zobrazeny nad ortofotem a dotčenými půdními bloky.

Každou z parcel je možné samostatně jednoduše editovat a nebo ze seznamu odebrat. Můžeme zadat informaci o propachtované ploše, o úhradě daně z nemovitých věcí a editovat i druh pozemku podle skutečnosti.

Nakonec je potřeba zvolit způsob výpočtu pachtovného, jeho výši a výplatní termín, je zde i možnost počítat pachtovné s náhradou daně či bez ní.
